“How much does it cost to rewire a house?” is one of the most common questions we’re asked. The honest answer is that it depends on your property — but this guide gives you a realistic idea of what affects the price and what to expect.
What affects the cost of a rewire
- Property size — more bedrooms and circuits mean more cabling, sockets and labour.
- Occupied or empty — an empty property being renovated is quicker than an occupied home with finished walls.
- Access — solid walls, concrete floors and limited loft access add time.
- Making good — plastering and decorating after chasing cables in.
- Extras — a new consumer unit, additional sockets, spotlights or smart wiring.
Typical London price guide
As a rough market guide for London (labour, materials and certification, excluding VAT):
- 1–2 bedroom flat: around £2,500–£4,500
- 3 bedroom house: around £4,000–£6,500
- 4–5 bedroom house: £6,500–£10,000+

What’s involved in a rewire
A full rewire replaces all the cabling, sockets, switches, light fittings and usually the consumer unit. It’s disruptive — floors are lifted and walls chased — but a good electrician minimises the mess and makes good afterwards. Most rewires take 5–10 working days depending on size.
Do I need a full rewire or a partial one?
Not always. If your wiring is sound but your consumer unit is outdated, a rewire may not be needed — a fuse board upgrade might do. An EICR is the best way to find out exactly what condition your installation is in before you spend money.
